Answering the above questions will help to narrow our search once we're on the roof, but before that, it's essential that we properly detect a roof leak from the inside. We do this by conducting an interior inspection of the property. We typically like to dedicate 10-15 minutes with the tenant for discovery. We gain valuable insight regarding leak history and location while providing peace of mind that the problem is being addressed. Once the technician has completed their interior inspection and safely accessed the roof, they use the interior measurements to track the leak roofside.
All Legacy RoofCare technicians use moisture mapping technology to detect a roof leak by pinpointing elevated moisture levels, taking the guesswork out of roof repair. Equipped with this data, our Union-trained roofers then perform their own visual inspection to determine the origin point of your leak. As part of Legacy's continued dedication to service, we perform water tests after each completed repair to ensure tenant satisfaction and reduce callbacks for our clients.
The most common issue commercial property managers face when working with a service company is callbacks... "it rained last night, and that leak that ABC Roofing just made repairs on is still leaking. Now they wanna charge us $8000 to open up the roof and make more repairs." In a trade that's truly out of sight, it's important for property managers to build a relationship with a roof care partner that they trust.
In truth, the vast majority of roofs are neglected. Manufacturer's require bi-annual maintenance and inspections in order for any roof to maintain its warranty coverage. Once that warranty is voided, property managers tend to operate on a reactive basis when it comes to roof maintenance. At that point, even the best roofers may need a couple cracks at a roof leak.
While Legacy utilizes moisture mapping technology and some of the best Union-trained roofers in the state to diagnose commercial roof leaks, we do not provide "Leak-Free" warranties on repairs for our commercial clients.
